The location on South Los Robles offers hundreds of retail amenities, restaurants and hotels and convenient access to the nearby executive housing neighborhoods of San Marino, South Pasadena, and La Canada Flintridge, as well as local and regional thoroughfares including the 210, 134 and 110 freeways.With a base of 183 million square feet, the Los Angeles office market is the second largest office market in the country. The Tri-Cities market, which includes Pasadena, Burbank and Glendale, is the third largest and one of the best performing markets in Los Angeles County, with an average occupancy of 89 percent over the last 15 years.With nearly seven million square feet of office space, Pasadena is the Tri-Cities’ largest submarket and has consistently maintained one of the market’s lowest vacancy rates and highest rental rates due to its diversified tenant base, strong labor pool and excellent amenities. Surrounded by some of the most prestigious executive housing communities in Los Angeles County, the adjacent communities are considered the most affluent and desirable places to live in Southern California due to their top rated public school districts and high home values.“Recent leasing momentum and the lack of available Class A office space will drive up occupancy and market rents,” said Philip Cyburt, Chief Executive Officer of Laurus Corporation. “At 86 percent occupied, Pasadena continues to have some of the highest occupancy in Los Angeles. Furthermore, current rents are 25 to 30 percent below peak levels, allowing for significant increases in market rent before historical levels are reached.”Laurus Corporation is a real estate investment and development company that specializes in hotels and resorts, office buildings, multifamily and mixed-use properties. Church of England to file shareholder resolutions at BP, Shell AGMs

first_imgEdward Mason, the Church Commissioners’ head of responsible investment, said in a Church of England blog post: “It is clear from the latest assessment report of the Intergovernmental Panel on Climate Change (IPCC), released this year, that the world is on a path towards dangerous climate change.  “It is imperative that, over the decades ahead, we make the transition to a low-carbon economy.” The CIG’s largest members have helped establish an investor initiative to engage on climate change with the 10 largest extractives and utilities companies listed on the London Stock Exchange (LSE).The coalition also includes the Local Authority Pension Fund Forum and Rathbone Greenbank, the ethical fund manager, and is led by CCLA Investment Management, the specialist church and charity fund managers. Every year, the performance of global companies on climate change is rated by CDP (formerly the Carbon Disclosure Project), an NGO that collects and analyses data for this area.It is the investors’ initiative – called ‘Aiming for A’, after CDP’s highest rating (A) – which has prepared the shareholder resolution.Mason said: “We have chosen to file shareholder resolutions at BP and Shell because they have the biggest carbon footprints of all the companies listed on the LSE, and they are yet to achieve A ratings (they are both rated B).”He added: “The resolutions are supportive but stretching. We want the companies to be sustainably profitable.“The idea is to give all the shareholders of both companies the opportunity to signal that, like us, they want to see BP and Shell adapt their businesses over the long term for a low-carbon economy.” The special resolution – ‘Strategic resilience for 2035 and beyond’ – and amplified by a supporting statement, calls for routine annual reporting from 2016 to include further information about ongoing operational emissions management; asset portfolio resilience to the International Energy Agency’s scenarios; low-carbon energy research and development and investment strategies; relevant strategic key performance indicators and executive incentives; and public policy positions relating to climate change. The resolution says this additional ongoing annual reporting could build on the disclosures already made to CDP and/or those already made within the company’s energy outlook, sustainability review and annual report.A BP spokesman said: “We have had constructive discussions with CCLA and are aware they intend to file a resolution for our AGM in April 2015.“We will carefully consider it and respond appropriately before the meeting.”The shareholder resolution for Shell’s AGM will be very similar. The group’s UK AGM takes place in May 2015, shortly after its Netherlands AGM. The Church Commissioners and Church of England Pensions Board are to co-file shareholder resolutions on climate change at the annual general meetings of BP and Shell next year. The two bodies, which together own £7.7bn (€9.8bn) worth of assets, are members of the Church Investors Group (CIG), made up of institutional investors from mainstream Christian denominations and church-related charities, predominantly in the UK and Ireland. As a whole, the group’s investments total £15bn.The Central Finance Board of the Methodist Church is also co-filing the resolutions, as are some other CIG members.last_img read more

COVID-19: Roma players forgo four months salaries

first_imgRelatedPosts COVID-19: NCAA to revoke erring airlines licence over non-compliance FRSC to Schools: We’ll arrest, prosecute drivers who flout COVID-19 rules Sanwo-Olu: We’re committed to fulfilling promises to Lagosians AS Roma have announced that their players and coaching staff will forgo four months salaries to ease the financial strain on the club due to the coronavirus pandemic. Roma last played on March 1, with football across Europe shut down due to the COVID-19 crisis. Italy was particularly affected by the virus, with over 23,000 people dying. With no timeframe as to when the Serie A season will – or even if it will – restart, Roma players, coach Paulo Fonseco and his coaching staff have agreed to forgo wages for March, April, May and June. The players will also top up the wages of other club employees who were placed on the Italian government’s social safety net scheme to ensure they received their regular monthly income. Roma CEO Guido Fienga said: “We always talk about unity at Roma and in volunteering to cut their salaries for the rest of the season, the players, the coach, and his staff, have all proved that we really are in this together. “[Club captain] Edin Dzeko, all the players and Paulo have demonstrated they understand what this club stands for and we also thank them all for their superb gesture towards the employees at this club.” Roma added that if the 2019/20 campaign resumes, then players and coaches have agreed an incentive-based payment plan if the club meets certain targets. Club management will also be taking salary cuts. A letter from Roma’s players to the club read: “We are writing to express our support to the company for all that it is doing in this period to overcome the difficulties created by the COVID-19 emergency. “We players are ready to start playing as soon as possible, giving the maximum to achieve our goals, but we also realise that all this will not be enough to face the economic consequences of the current emergency. “With the hope of doing something that will help the company to better restart the Roma project that we all share, we offer this financial proposal. “We also confirm all of our support for the initiatives of AS Roma and Roma Cares to help those who find themselves in difficulty because of the virus. Forza Roma!”Tags: AS RomaCoronavirusCOVID-19Italylast_img read more

IPL spot-fixing: CSK and Gurunath Meiyappan may face wrath of Mudgal committee

first_imgIt was on February 10 that the Mudgal committee -comprising Justice Mukul Mudgal, N. Nageswara Rao and Nilay Dutta -opened a Pandora’s Box by stating that former Chennai Super Kings team principal Gurunath Meiyappan’s involvement in betting during Indian Premier League matches was proved. And if sources close to the panel are to be believed, both Meiyappan and two-time Indian Premier League champions Chennai Super Kings (CSK) are in deep trouble. CSK could even be barred from competing in the next edition of the cash-rich league. It is believed that the sealed envelope that the committee submitted to the SC on Friday not only has complete details on the progress made so far, but also contains charges levied against Meiyappan and CSK.”After May 16, the panel has more powers and they could get deeply involved and carry out further inquiry, something that wasn’t possible in the earlier investigation. And they have worked overtime to get to the bottom of the whole mess. Meiyappan and CSK are definitely in trouble. The panel has mentioned the former’s wrongdoings in its report,” a source close to the panel told Mail Today. After being appointed for the first time on October 7, Mudgal had sounded a warning bell. He had said that the BCCI wouldn’t have been too keen on having him in charge of the investigation. And that was once again the case when the SC asked Mudgal and his new panel – consisting of Mudgal, Rao, Dutta, former IPS officer B.B. Mishra and Sourav Ganguly – to investigate the contents of the sealed envelope submitted by them after primary investigation. BCCI cried foul saying that the panel would be biased, but the apex court didn’t budge.advertisementSo if Mudgal stands by his word of the probe not being ‘eyewash’, the signs aren’t too auspicious for CSK and its former team principal.Panel files interim reportThe Justice Mukul Mudgal committee, conducting the probe into the IPL betting and spot-fixing scandal, on Friday filed its interim report in a sealed cover before the Supreme Court. The apex court is likely to go through the report on September 1 when the committee is also expected to plead for more time to complete the probe. The court had on May 16 given the task to conduct a probe against sidelined BCCI president N. Srinivasan and 12 other names in a sealed envelope that the Justice Mudgal panel had submitted, and asked it to file its report by the end of August. It had rejected BCCI’s proposal to conduct the probe through its own panel. The Mudgal committee had earlier investigated the scandal and submitted a report in which names of Srinivasan and 12 other cricket figures were mentioned.”We are of the considered opinion that the allegations against the 13 persons, including N Srinivasan, mentioned in the report submitted in the sealed cover should be investigated into by the Justice Mudgal Committee and the team of investigators because if a new probe committee is entrusted to inquire into the allegations, there is likelihood of the allegations being leaked to the public and` media and such leakage will damage the reputation of the 13 persons beyond repair,” the Bench had said.Besides Justice Mudgal, the panel has additional solicitor general L. Nageshwar Rao and advocate Nilay Dutta as members. A group of investigators headed by senior IPS officer B.B. Mishra assisted the Mudgal committee, which was given the power to probe, search and seize relevant documents and record evidence.- Mail Today BureauCricket Association of Bihar secretary Aditya Verma, also a petitioner in the case, has said every effort by BCCI’s sidelined president N. Srinivasan to delay the Board’s Annual General Meeting (AGM), expected to be held by September 30, will be thwarted.”It is very obvious that Srinivasan and a few members from his camp are trying their best to delay the AGM this year. But trust me, I will not let that happen. In the last 86 years, never have we seen the AGM being postponed and it shouldn’t happen this time,” Verma told Mail Today. He further said that he was waiting for his earlier application to be heard by the court in which he has questioned the decision of BCCI secretary Sanjay Patel and acting president Shivlal Yadav to propose Srinivasan’s name for the ICC chairman’s post.”They didn’t even bother to call a Special General Meeting before taking the call, and that was a clear violation of rules. I want the court to look into the matter,” Verma said.advertisement- By Baidurjo Bhoselast_img

first_imgProposed Liverpool kit deal with Nike worth less than current sponsors New Balanceby Ian Ferris25 days agoSend to a friendShare the loveLiverpool’s proposed new kit deal with US sportswear giant Nike is only worth a guaranteed UK£30 million (US$37 million) per year, according to High Court papers seen by the Times, reports, www.sportspromedia.com/.The figure is in stark contrast to the previously reported UK£70 million (US$86 million) per year figure for the Nike deal. Instead, this reported base figure is less than Liverpool’s existing UK£45 million (US$55 million) annual deal with New Balance, which is taking the club to court claiming a contract clause means it can match Nike’s terms. It is also less than the minimum UK£50 million (US$61 million) per year deals Chelsea and Tottenham Hotspur have with Nike, as well as the UK£71 million per year agreement the brand struck with French champions PSG in June. However, Liverpool apparently believe Nike can deliver far greater total revenue for the club than has been generated by their deal with New Balance. This is reflected by a commitment from Nike in the proposed deal to pay the club a 20 per cent royalty on net sales of Liverpool products. It would also promote the club through other influential athletes, such as Serena Williams and LeBron James, and popular musicians associated with the company, including rapper Drake. In addition, the report says Nike will distribute a new kit through ‘6,000 global doors’, compared to New Balance’s 3,000.In response, New Balance believes it can meet demand for Liverpool kit, having delivered tow of the biggest selling home kits for fans. A three-day trial to settle the legal dispute has been listed from 18th October. TagsPremiership NewsAbout the authorIan FerrisShare the loveHave your saylast_img read more

Scouting OSU spearing the Spartans

Michigan State quarterback Tyler O’Connor passes the ball during the Spartans game against Eastern Michigan on Sept. 20, 2014. The Spartans beat the Eagles 73-14. Credit: Courtesy of TNSTell me if you heard this before. The Ohio State Buckeyes and the Michigan State Spartans do battle with one hoping to continue its push towards a national championship. This seems to be the theme when OSU coach Urban Meyer meets Michigan State coach Mark Dantonio late in the season.Despite Sparty’s 3-7 overall and 1-6 Big Ten record, the motif of win-or-go-home motivates the No. 2 Buckeyes in the heart of the College Football Playoff discussion. The back-and-forth blows by the Scarlet and Gray and the Green and White have built the matchup as one of the year’s most anticipated games each season. For the past three years, the winner of the Big Ten battle has altered college football’s national landscape. In 2015, one celebratory windmill at a time, Michigan State then-junior kicker Michael Geiger triggered tears in the eyes of OSU fans after hitting the game-winning field goal as time expired. This year OSU finds itself in the same spot, but determined to keep its season alive.“(We) just want to beat Michigan State,”  Meyer said. “It means a lot.”OffenseThe Spartans offense has a much different look in 2016 than it did a season ago. No Connor Cook under center, no Aaron Burbridge or Macgarrett Kings at wide receiver and no Jack Conklin on the esteemed offensive line highlight the amount of talent that departed from an offense that returned just four starters.Senior quarterback Tyler O’Connor — a name that might be familiar to Ohio State — is the starter. O’Connor played for the injured Cook last season against OSU and controlled the offense enough to dethrone the Buckeyes from the undefeated ranks and destroy OSU’s chance at a second straight national title. This year, O’Connor hasn’t lit up the stat sheet, but he remains in the top half of the Big Ten in passing efficiency. The senior from Lima, Ohio, is completing more than 61 percent of his passes, but averages less than 200 yards passing per game. His favorite target is senior wide receiver R.J. Shelton. The Beaver Dam, Wisconsin, native has reeled in 47 passes this season for 710 yards and five touchdowns. He averages just under five receptions per game and is averaging more than 15 yards per catch. Shelton is O’Connor’s most targeted wide receiver on passes 20 yards or more.“As a coach, there’s always concern,” said co-defensive coordinator Greg Schiano. “When you put the tape on and I watch (Michigan State’s) explosive play reel and it’s 30 plays of passes alone, you’re talking three explosives a game. If that happens to you, that could be 21 points.”In the running game, another Ohio native, L.J. Scott from Hubbard, leads the Spartan backfield with 775 yards and five touchdowns. Statistically, the Spartans rank 67th in the nation in total offense, which plays right into the hands of OSU, which is ranked third in the nation in scoring defense.“They go deep into their roster and got some outstanding football players,” Dantonio said on Tuesday regarding OSU’s defense. “They run and tackle very effectively.”DefenseOSU had its single worst offensive output with Meyer on the sidelines last season against Michigan State. OSU gained just 132 total yards in an abysmal performance that caused former running back Ezekiel Elliott to call out the coaching staff for only getting 12 carries, just four in the second half. However, to credit Michigan State, the Spartans’ front seven always present a physical challenge to the Buckeyes.“Even when we won 49-37 two years ago, you walk away from that game saying, ‘wow, that was physical,’” said redshirt junior guard Billy Price. “You have to respect those guys. They’re cut from the same fabric we are.”The biggest departure from the 2015 Michigan State defense that won the Big Ten was three-time, second-team All-American Shilique Calhoun. Now playing for the Oakland Raiders, Calhoun had been an integral part of a defense that made it difficult on Price and the rest of the offensive line. However, junior defensive lineman Malik McDowell is still on the Spartans’ defensive front, and requires a great deal of attention from opposing teams. McDowell sat out last week’s game with an injury and Dantonio said that either McDowell will either be starting or won’t play on Saturday. The Spartans rank sixth in the Big Ten and 30th in the country in total defense. Junior linebacker Chris Frey leads their defense with 81 tackles and will play with a chip on his shoulder, having grown up down the street from OSU in Upper Arlington.OSU redshirt junior quarterback J.T. Barrett said that to have success against the Spartans this year, the offense will need to pick up yardage on first and second downs.“First down, (we) weren’t getting positive yardage and were playing behind the chains and weren’t able to get in rhythm,” he said.Barrett’s breakout game came against Michigan State in 2014 when he threw for 300 yards and accounted for five total touchdowns. He said  the preparation for that game enabled his success.“I think we were playing well as a team and we knew we were the underdogs in that game so we wanted to come out, play hard for each other and it came to be a good game for us, especially offensively,” Barrett said.BreakdownThe 2016 Spartans have been the biggest bust in the Big Ten this season. They started the conference season ranked in the top 10 and quickly plummeted down the rankings with seven consecutive losses.Despite all that, Meyer sees a team that is still capable of pulling off a colossal upset.“(They’re) extremely dangerous,” Meyer said. “As well-coached as any team in the country.”Barrett and the offense are playing at a very high level at the right time of the season and are going into East Lansing with a lot of confidence. OSU scored 60-plus points in two straight games for the first time since 1996. On paper, Ohio State should dominate the game on both sides of the ball. If history says anything about the two teams, the game will be decided in the late stages of the game. However, expect OSU to roll through this one pretty handily.Score: Ohio State 41-16 read more

Gerrard defends emotional players

first_imgRangers Football Club manager Steven Gerrard has defended some of his player’s actions so far this season so far.The Gers have picked more than three red cards in the current campaign with striker Alfredo Morelos picking up two of them. The former Liverpool captain has now come to the defence of the Colombia international as well as defender Jon Flanagan after the pair were sent off during Thursday’s UEFA Europa League tie against FC Ufa in Russia.Gerrard who picked up eight red cards during his play game career with both England and Liverpool with four of those coming against rivals Everton and Manchester United, admits he became more hyped up as rivalry games neared and that on not all occasions was that channelled appropriately.“The Man United one is unexplainable. I was only on for about 43 seconds. But I think that sending off had been coming since the Thursday, to be honest! Ever since I found out I wasn’t going to start.” Gerrard said, according to Daily Mail.Steven Gerrard, Michael OwenOwen reveals why Liverpool didn’t offer Gerrard a new contract Manuel R. Medina – September 6, 2019 According to Owen, the Reds wanted to sell Gerrard two years before he left the club and that’s why they didn’t offer him a contract renewal.“I was a player who played on emotion and that’s where I felt my best performances – all the performances people speak about – came from. But sometimes I got the balance wrong.”“I’m human, my players are human and they’ll get it wrong sometimes. I can accept that. What we can’t accept is it happening a lot. Because then the players in the dressing room think we can have this all the time.”“The job is difficult enough and they start getting frustrated as well as the manager, After an exhausting nine-man effort for nearly half an hour in between 2,500 mile treks to and from Bashkortostan, Rangers can ill afford to be at a personnel disadvantage at Celtic today.”Gerrard added: “It is difficult but the players have to be responsible for judging it. We want them to be tough and to go into challenges but we hope they get the balance right.”last_img read more
